JOB PURPOSE
The Commercial Director provides clear commercial leadership, contractual control and financial accountability for Hadley Frame as the construction-focused contractor arm of Hadley Group.
The role is responsible for ensuring that bids, contracts, project commercial arrangements, change control, applications, valuations, claims, risk positions and final accounts are managed with discipline from opportunity review through to project close-out. Its main contribution is to protect margin, improve cash performance, strengthen contractual governance and ensure that commercial decisions support safe, compliant and reliable project delivery.
Key outcomes include robust commercial strategy, accurate forecasting, effective contract administration, early identification and escalation of commercial risk, improved project profitability, stronger customer and supply chain relationships, and a commercially capable team that supports Hadley Frame’s growth, reputation and delivery performance.
KEY RESPONSIBILITIES
- Lead the commercial strategy for Hadley Frame projects from opportunity review and bid stage through to contract award, delivery, completion and final account close-out.
- Provide strong commercial governance across bids, tenders and contract reviews, ensuring scope, exclusions, assumptions, risks, liabilities, programme obligations and margin expectations are clearly understood before commitment.
- Own the commercial performance of live projects, including cost control, margin protection, cash forecasting, work-in-progress visibility, applications for payment, valuations, variations, claims and final account negotiations.
- Ensure robust contract administration, change control and document discipline are embedded across Hadley Frame, with clear audit trails, timely notices, accurate records and effective escalation of contractual or commercial risk.
- Work closely with project delivery, design, technical, operations, procurement and finance colleagues to ensure commercial decisions support safe, compliant and reliable delivery while protecting Hadley Frame’s profitability and reputation.
- Act as the senior commercial point of contact for customers, contractors, consultants and key supply chain partners, ensuring negotiations, communications and escalations are managed professionally and in Hadley Frame’s best interests.
- Lead, develop and hold accountable the commercial team, setting clear standards for reporting, forecasting, contract management, customer engagement, cash collection and commercial risk management.
- Support the continued development of Hadley Frame by strengthening commercial processes, improving lessons learned, challenging underperformance and reinforcing the values of Passion, Respect, Innovation, Determination and Excellence.
KEY RESULTS / MEASURE OF SUCCESS
- Project margins are protected and improved through disciplined bid review, contract negotiation, cost control, change management, accurate forecasting and early intervention where performance moves off plan.
- Cash performance is strong, with timely applications for payment, accurate valuations, effective debt prevention, clear work-in-progress visibility and prompt resolution of disputed sums.
- Contractual governance is embedded across Hadley Frame, with clear scope definition, controlled commitments, timely notices, robust audit trails, disciplined change control and commercially sound final account outcomes.
- Commercial risk is identified, quantified and escalated early, with meaningful reporting that gives the Business Unit Director and Hadley Group leadership clear visibility of exposure, opportunity, mitigation and accountability.
- Customers, contractors, consultants and key supply chain partners receive professional, commercially balanced communication that protects Hadley Frame’s position while maintaining confidence and long-term relationship value.
- Commercial reporting, forecasting and project reviews are accurate, timely and action focused, enabling better decisions on margin, cash, contractual risk, commercial resource and customer commitments.
- The commercial team operates with clear standards, ownership and accountability, demonstrating stronger contract discipline, improved negotiation outcomes, better lessons learned and visible reinforcement of Passion, Respect, Innovation, Determination and Excellence.
THE CANDIDATE
Education and Qualification(s)
- Degree level education in quantity surveying, commercial management, construction management or a related discipline, or equivalent senior-level experience in construction commercial leadership.
Skills & Experience
- Proven senior commercial experience in contractor-led construction environments, with direct accountability for bird review, contract negotiation, cost control, margin protection, cash performance, change control, claims, final accounts, commercial reporting and team leadership.
- Strong knowledge of construction commercial management, contract law and administration, procurement routes, payment mechanisms, change control, valuations, claims, final accounts, risk allocation, cost forecasting, cash management and customer negotiation.
- Strong commercial judgement negotiation, contractual analysis, financial control, risk management, forecasting, communication, stakeholder management, leadership and decision-making skills, with the confidence to challenge weak commercial practice.
